North Vancouver has a lot of renovation contractors, and a homeowner has no efficient way to separate the licensed-insured-accountable ones from the rest just by looking at websites. This post is the checklist a North Shore homeowner can use to vet a contractor before signing anything.
Six things to verify before signing
1. BC corporate registration
Every legitimate BC contractor is incorporated. Ask for the BC Corporation number (it’ll be a 7-digit number prefixed with BC, like BC1523672). Verify it free at the BC Registry Services website. If the corporation is recently incorporated (under a year), ask what they were doing before and what the principal’s renovation experience is.
2. WorkSafeBC clearance
This is the big one. If a contractor isn’t registered with WorkSafeBC, and a worker gets injured on your property, you can be held liable. Ask for a WorkSafeBC Clearance Letter — it’s free for contractors to provide, and shows whether their account is in good standing. Verify it yourself at WorkSafeBC.
3. General liability insurance
Minimum $2M coverage, ideally $5M. Get a copy of the Certificate of Insurance with your name on it before work starts. If a flood, fire, or structural damage occurs during construction, this is what protects you. If they can’t produce a current Certificate of Insurance within 24 hours, walk away.
4. References — recent, local, in similar scope
Three references with phone numbers (not just “contact us through us”), all completed in the past 18 months, all in North Vancouver or the North Shore, all of similar scope to your project. Call each one. Ask:
- Did the project finish on the agreed timeline? If not, why?
- Did the final invoice match the original quote? If not, by how much?
- Were any issues that came up during the project handled professionally?
- Would you hire them again?
5. Fixed-price quote, not estimate with allowances
An “estimate” with “allowances” for cabinets, tile, fixtures, and lighting is how a $60,000 quote becomes a $95,000 invoice. Insist on a fixed-price quote where the materials are specified by brand/model/quantity, the scope is itemized, and the price is final unless you change scope mid-build.
6. Written warranty
Standard in BC is 2 years workmanship warranty. Get it in writing in the contract. Many contractors will verbally promise a warranty and then walk away from defects after the project closes. A written warranty backed by a real incorporated company is enforceable.
Red flags to walk away from
- “Cash discount” pricing — likely means no WorkSafeBC registration, no insurance, no warranty
- No physical office or business address — Google Maps the address; if it’s a P.O. Box or empty lot, that’s a red flag
- Vague scope of work — “and other works as required” is how scope creep starts
- 50%+ deposit required up front — industry standard is 10-25% as a deposit, with progress payments tied to milestones
- Refusal to provide BC Corp number, WorkSafeBC clearance, or Certificate of Insurance — instant walk-away
- Pressure tactics — “this price is only good this week,” “we can start tomorrow if you sign today”
North Shore-specific considerations
North Vancouver has its own building reality:
- Steep grades — many North Shore homes are on slopes that affect access, drainage, and foundation work. Make sure your contractor has worked on grade-challenged sites.
- High rainfall — 60+ inches annually punishes any moisture-management shortcut. Ask how they handle waterproofing in bathrooms, basements, and exterior wall work.
- Two municipalities — the District of North Vancouver and the City of North Vancouver are separate. Your contractor needs to know which one your address is in and have a track record with that specific building department.
- Older housing stock — mid-century post-and-beams in Edgemont, 1970s split-levels in Lynn Valley, and character homes in Lower Lonsdale each have their own quirks. Specialist knowledge matters.
The questions to ask in the first meeting
- How many similar projects have you done in North Van in the last two years?
- What’s your BC Corporation number, and can you send me a WorkSafeBC clearance letter?
- What’s your insurance limit, and can you provide a Certificate of Insurance naming me as additional insured?
- Can you give me three references with phone numbers from recent North Van projects?
- Will the quote be fixed-price with specified materials, or estimate-with-allowances?
- What’s included in the warranty, and how long?
- Who will be my single point of contact from quote to handover?
